House Rules (Terms & Conditions)

 

After payment is made a series of automated actions will occur, via a secure online PMS – Property Management System called Tokeet. You will initially have to agree to their terms and conditions to use the signable contract.

 

 1) Read through our Terms and Conditions – House Rules, sign the on line contract.

 

 2) To prevent or detect credit card fraud the person paying for the booking is required to forward a photo ID of either their drivers licence, passport or other photo ID using the link provided.

 

 3) Once you have actioned the above you will be sent a link to access a guest portal specifically for you, giving comprehensive information on your apartment. Location, Access instructions, Check in – Check out details, plus much more.

 

On booking, you will be asked to agree & sign our house rules below (T & C’s) as a binding contract.

 

House Rules:

 

To ensure that all of our guests, our neighbours and future guests have the best possible experience, we have some simple, standard, common sense house rules.

 

No Smoking In The Apartment

All of our apartments are Non-smoking. As a kind measure to future guests, if you do smoke, please ensure you do so outside and then dispose of the cigarette butt thoughtfully.

Please Be Mindful Of Your Noise

We don’t expect our guests to be silent, however, as sound can travel a long way, please be mindful of your noise level and respectful to others around you, particularly in the evening.

No Parties

Out of respect to our other guests and neighbours, our properties are not available to hold parties and we will not tolerate them. If you hold a party, you will be evicted by our security team, the cost of which will be incurred by yourself. There will be no refund.

 

No Illegal Activities

Whether it is providing a ‘personal’ service, or selling illegal substances, we do not tolerate any illegal activity, If we suspect this is happening at any time during your stay you will be evicted by our security team, the cost of which will be incurred by yourself. There will be no refund.

 

Please Leave The Apartment & Communal Areas Tidy

Leave the property in a reasonably tidy condition when you depart. Make sure the furniture is left where you found it and please do your own washing up, take out excess rubbish to the large bin in the carpark, bottles, takeaway food boxes, etc,  before you leave the apartment.

 

Interim Clean For Longer Stays

If your stay is for longer than a couple of weeks our cleaning team will pop round to freshen the property up for you. We’ll agree a convenient time with you to carry out this interim clean.

 

Accidents

We all know that accidents happen and things may go missing from time to time. We kindly ask you report any breakages/faulty appliances, anything missing from the inventory etc. as soon as possible so they can be fixed/replaced as soon as possible.

 

Damage

We hope that all of our guests respect our apartments and furniture, however sometimes this is not the case. If there is excessive damage to an apartment, its equipment or furniture, we reserve the right to charge for repair or replacement.

 

Sofa Beds, Extra Bedding

Extra bedding is provided, if you have paid for 4 or more guests a double fitted base sheet, a double quilt, 2 x pillows and cases, can be found in the sofa bed storage, along with 2 hand towels and 2 bath towels. If you have paid for only 2 guests and you use the extra bedding or towels you will incur an additional service charge. Also please note, leaving stained towels and stains on the bedding that will not wash out will incur a damage charge.

 

No Pets

We are huge pet lovers, however we recognise and respect that some people are not or could be allergic to them, so we kindly ask you to refrain from bringing your beloved pets into any of our apartments.

 

Additional Damage Charges

We hope you agree that these house rules are to ensure all our guests have a pleasant stay. However, in the case where the House Rules aren’t adhered to, we reserve the right to make specific additional damage charges and in extreme cases, you will be evicted by our security team, the cost of which will be incurred by yourself. There will be no refund.
